We stayed about 3 months during “peak” season to winter in Arizona. The park is not near the interstates (I-8 & I-10). It is located on the Western edge of town. Not many services on this side of town. Nothing within walking distance. The office is located deep inside the park. Registration parking is a designated lane on the main entrance road. We stayed about 3 months during “peak” season to winter in Arizona. The park is not near the interstates (I-8 & I-10). It is located on the Western edge of town. Not many services on this side of town. Nothing within walking distance. The office is located deep inside the park. Registration parking is a designated lane on the main entrance road. The interior roads are paved. The interior roads and turns are sufficient to maneuver larger RV’s. There was an escort to your site. The sites are mostly back-ins with a few pull thrus (12 – 13) for short stays. There is a mixture of RV’s and permanent park models. The rate is an estimated 20 (RV) to 80 (park model) mix. The parking pads are gravel. The P/T sites were not long enough to say connected to a toad for larger RV configurations but wide enough for side by side parking. Sites had sufficient room for opening slides. The sites were generally level and flat but some RV’s were off the ground. The sites felt wide enough so as not be on top of your neighbor (5’ set back enforced on all lots). They have full hook ups – water, electricity (50/30/20 AMP), & sewer. The utility connections were not convenient for RV’s as they were located in a corner requiring long runs of hose or cables which made establishing a downhill sewer flow a site by site concern. Concrete patios varied by site. Outside tables were not provided. Fire pits were prohibited. Gated community with after hours code required access gates. Monthly rate included water, sewer and garbage. Electricity charged separately either by the park or utility provider depending upon length of stay. Garbage collection locations were at the front of the park so it was a long walk or short drive with congested vehicle access. Cable and internet were not provided by the park but was available through a local provider via microwave which required additional equipment installation. Also saw some cable wires running from the utility pedestals to RV’s. Propane delivery service to site available. Vehicle washing required a daily, seasonal or year permit. There was at least one RV wash service available. There were limited obstructions around the park for satellite reception so reception would be dependent upon your site and dish configuration. OTA channels search revealed about 53 channels (including 4 major networks, CW & several non-english channels out of the Phoenix Metro area). Used the DISH network portable dome dish – not the best for more than 1 receiver. NET10 cell phone worked fine but the NET10 WiFi hotspot did not. Was able to get internet through our Winegard Air360+ modem. There were 2 designated fenced pet areas with a sandy/gravel surface located at the front of the park. There were collection stations for waste in the fenced pet area. No bag dispensers or collection stations around the park. There was sufficient area to walk dogs along the park’s roads as well as a few areas for pets to relive themselves while walking in the park. Even in this COVID paranoid era, there were a lot of activities to do in the park including mail service, 2 swimming pools (one partially indoors), an indoor hot tub, food service, clubs, hobbies, sports, billiards and an on-site laundry. Almost all of the activities/clubs were operated by volunteers so they were not always available.

It claims here and on their website that WIFI is available. Albeit the disclaimer that you either have to pay $14.95 a week (on AireBeam, which is painfully slow and nearly useless) or go to the clubhouse hotspot. That was pretty disappointing. Other than that, it was clean and quiet. It is Arizona, so don't be looking for shade trees. Lots of gravel and concrete. It is gated, so secure. Staff was helpful.

The owners and volunteers do lots of work bringing in entertainment, holding potlucks and installing new facilities. RV Spots are huge gravel ones with cement pads. No trees near the spots. They have an enclosed dog area near the sports area for exercise, and smaller areas throughout the park where you can quickly take your dog to for a bathroom break.The only downside is the internet provider they use for wifi at your trailer is terrible. I hope there have been some changes to this process when we arrive this year. They have set up a computer room and other hardwired connections in the office area that work excellent. Also, like many parks it is located near a very active train track.

We came to preview the property prior to booking for a site for the winter. Although the park is very nice I must give the park a low rating after an incident at the park. This park has 2 dog walk areas, one outside the property on a public drainage ditch and the other is outside of the main RV park by the sports complex. It took me a long time to get back to my car, by keeping obstacles between them and me. I Consider myself lucky. In my opinion this is not a "Pet Friendly" park and for that reason I gave it a low rating. They need to allocate a small area inside the primary park property to walk pets with some degree of safety.
